Responsibilities
Three areas a house manager takes on
People, money and the fabric of the house – three things that usually land on the owner. A house manager takes all three.
Money and records
Household accounts, spending, the staff wages, and the paperwork kept where it can be found.
The house and its contractors
Finds trades and settles terms with them, keeps an eye on the boiler, the heating and the other services, and oversees building work.
Seasonal work
The garden, the pool, and the house made ready for the season.

How the job is set up
The arrangement follows the size of the house and how many staff there are. Nothing is left to a verbal understanding. Schedule and duties go into the agreement.

Our fee is 50 % of the employee’s monthly salary, split equally between the client and the employee.

How the payment works
- At signing the client pays their 25 %, and the employee’s 25 % in one go.
- The employee then receives their first month’s salary minus that 25 %.
- On a replacement the new employee pays us 25 %. For you the replacement is free.

What people ask most often
How is a house manager different from a housekeeper?
A housekeeper does the work herself. A house manager runs it: draws up the schedules, gives the staff their tasks, keeps the budget, hires contractors and checks the result. It is a management job, not a hands-on one.
What does a house manager cost in Yerevan?
The salary sits above a housekeeper’s, because the work is managing staff and money. Our fee is worked out from that salary – 50 % of one month, of which the client pays 25 %. We will give you a range once we have talked about the house and the number of staff.
Do we need a house manager if we only have two staff?
Usually not. Two people are easier to run yourself. The post starts to pay for itself at three staff and upwards. It also pays where there are contractors, more than one property, or real money going through the household budget.
How quickly do you find someone?
First profiles come 3–5 days after the agreement is signed. The market for this post is small, so we would rather put two or three genuinely suitable people in front of you than ten at random.
Is there a trial period?
Yes, 5 days on the job. If the person does not suit, falls ill or the agreement ends, we find a replacement at no extra cost while the agreement runs.
